Shopping: Four Malls Within 15 Minutes on Foot
Tampines has an unusually dense cluster of retail malls for a residential town. All four are reachable from the Trilliant without a bus or car:
Our Tampines Hub (~800m, ~10 min walk) — The closest major destination and more than a mall. Our Tampines Hub is a large community complex with a hawker centre, indoor sports hall, swimming complex, and various F&B outlets. It was developed by People’s Association and opened in 2017. The hawker centre here is popular for lunch and dinner.
Tampines Regional Library (~750m) — Located inside Our Tampines Hub. One of the larger branch libraries in the east, with a well-stocked collection, study spaces, and digital resources. Free access for Singapore residents.
Tampines 1 (~1.1km, ~15 min walk) — A lifestyle mall with food and beverage outlets, casual dining, beauty services, and a gym. NTUC FairPrice is located inside, convenient for post-commute grocery runs.
Tampines Mall (~1.2km, ~15 min walk) — The anchor mall of the area, with a FairPrice Finest supermarket, Golden Village cinema, food court, fashion retail, and a wide range of services. This is the mall residents default to for everyday errands.

Tampines Sports Hall (~1.5km) — A larger sports facility with badminton courts and other indoor sports options.

The Tampines Trilliant — Property Details
The Tampines Trilliant is an executive condominium (EC) completed in 2015 on a 99-year leasehold site at Tampines Central 7. It has 670 units across 17 floors. Executive condominiums were developed under a government scheme targeting the sandwich class — they are private condominiums in all respects once the minimum occupation period has passed.
The unit available for rent is on a high floor, giving it good natural light and an open outlook.
Facilities within the condominium include a swimming pool, jacuzzi, sauna, gymnasium, 24-hour security, and basement carpark.
What Tampines Is Like to Live In
Tampines is a working town with real infrastructure. It is not trying to be the CBD, and that is part of the appeal. For renters who want everyday convenience — hawker food at reasonable prices, supermarkets within a 5-minute walk, good MRT access on two lines, and parks within walking distance — the neighbourhood delivers.
The 9-minute walk to Tampines MRT (Exit E) is the critical commute link. Tampines MRT sits on both the East-West Line (EWL) and the Downtown Line (DTL), which gives residents two independent route options to the city. From Tampines MRT: Changi Airport is 35 minutes (DTL to Expo, then Changi Airport branch), Paya Lebar is 30 minutes, and Raffles Place is 45 minutes by MRT.
For those working in the east — Changi Business Park (~25 min by MRT via Expo), Changi Airport, or the logistics clusters nearby — the Tampines location is especially practical.
